Our application process is designed to be as simple and accessible for clients as possible. One may apply in paper, or in person.

We are proud of our flexible approach. We have no set maximum age restrictions. We have no specific employment, income nor asset requirements. All applications are considered.

Property types

We lend on quality residential property in major towns and cities across the UK and in Guernsey.

As experienced mortgage providers, we lend against quality residential property and review each individual application on its merits. Our senior team and credit committee take time carefully considering each proposal we receive.

While all situations are considered, we prefer to lend against:

  • Completed residential property
  • Located in major towns and cities in the UK and its Crown Dependencies
  • Quality property in a decent state of repair

Our rates & fees

Our mortgages for UK expats start at 3.99% over Bank of England Base Rate (subject to a base rate floor of 0.75%) with arrangement fees from 1.5% (minimum £2,000) payable on application.

Valuation and legal fees will be set dependent on both the borrower and the subject property. These fees are payable in advance of lending.

Borrowers can benefit from a choice of paying interest in advance, monthly or quarterly. All payments must be paid from a non-UK bank account.

An annual review fee of £500 is payable by all borrowers during the term of their mortgage.

Finally, there are no early repayment charges (ERCs) associated with our mortgages. Instead, we charge a £950 fee for each and every capital repayment.

Once we have received your application, we will prepare the case for submission to our experienced Credit Committee. You can expect to hear from us within 48 hours – either with one or two additional questions or with a decision in principle.

If the decision in principle is positive, you will be provided with a confirmation letter, terms & conditions, and instructions on what happens next.
