As we approach the end of the year, it feels like an opportune moment to take a step back and reflect on what 2025 has held for RAW Capital Partners.
It’s fair to say that the UK property market has faced notable headwinds over the past 12 months. Slowing house price growth, elevated Stamp Duty thresholds and uncertainty in the lead-up to the Autumn Budget have all contributed to a more challenging environment for borrowers, brokers and lenders alike.
However, despite these pressures, 2025 has been a highly successful year for our team. By remaining focused on flexibility, speed and specialist underwriting, we’ve continued to support borrowers where traditional lenders have stepped back.
Below, we outline some of the key milestones that defined our year:
Raising our LTV limit to 70%
In June, we marked the tenth anniversary of the RAW Mortgage Fund with a significant enhancement to our proposition: increasing our maximum loan-to-value (LTV) limit from 55% to 70%.
This change has allowed borrowers to unlock more capital while maintaining the speed and certainty that define RAW’s lending approach – including decisions in principle within one business day and no stress testing. For brokers, this has meant greater flexibility when structuring deals, particularly for international clients looking to expand or rebalance UK property portfolios.
It represented a meaningful step forward in our ongoing mission to evolve our offering in line with the needs of brokers and borrowers. When combined with cuts to our higher-LTV rates and the removal of risk premiums for higher-risk countries, the enhancement contributed to a clear uplift in demand.
Our strongest year for lending to date
As the year progressed, the positive impact of these changes became increasingly evident. By September, RAW Capital Partners had already surpassed its total lending volumes for the entirety of 2024, making 2025 our strongest year for lending to date.
This growth was driven not only by product enhancements, but also by sustained demand for UK buy-to-let investments. In particular, interest from borrowers in the Far East, Middle East and Africa has remained resilient, despite recent tax and regulatory changes affecting the UK property market.
In an environment where speed, clarity and certainty have never been more important, brokers continued to turn to RAW for complex and time-sensitive cases that fall outside the scope of mainstream lenders.
Passing £200m in assets under management
In November, we reached another significant milestone as the RAW Mortgage Fund surpassed £200 million in assets under management.
Having passed £100 million in AUM in 2021, the Fund now boasts a 10-year track record of delivering positive monthly returns since inception. This milestone reflects continued investor confidence in our disciplined, asset-backed lending strategy – particularly at a time when stability and diversification remain high priorities for investors.
Looking ahead, we’re not standing still. We are now targeting £500 million in AUM over the next two to three years, supported by rising demand for secure, income-generating investment opportunities and a strong lending pipeline.
Launching mortgages for UK borrowers
Finally, in the closing weeks of the year, we took another important step in the evolution of our mortgage proposition with the launch of products specifically designed for UK borrowers.
While we have previously lent to domestic borrowers by exception in very specific circumstances, this marked a major development for the business. Historically, our focus has been on overseas investors, expats and Channel Islanders – essentially, groups that often face significant challenges securing finance through traditional channels.
However, it has become increasingly clear that UK borrowers are also being underserved by mainstream lenders. This expansion applies the same bespoke, pragmatic underwriting approach to domestic clients who need fast, flexible solutions that go beyond rigid affordability models and box-ticking criteria.
The move represents a natural progression for RAW Capital Partners, broadening our reach while staying true to our core purpose – bridging the gaps left by traditional lending and supporting borrowers with real-world solutions, wherever they’re based.

While 2025 has undoubtedly been a challenging year for the wider property market, it has been one of progress, resilience and momentum for RAW Capital Partners.
