Last year marked a major milestone for RAW Capital Partners, with the RAW Mortgage Fund surpassing £200 million in assets under management.
It followed a particularly strong September, which also saw us set a new high water mark for gross lending in a calendar year, with three months to spare.
Now in our eleventh year, the milestone was a testament to the hard work of our team, as well as the service excellence they deliver on a daily basis.
More recently, in an interview with Mortgage Solutions, our CEO Tim Parkes outlined RAW’s ambitions for the next stage of our growth, including a bold new goal.
In this blog, we explore what that target is – and what the next phase of expansion will mean for brokers.
£500m AUM by 2028
Over the next three years, our aim is to grow the fund to £500 million in assets under management.
While that represents a significant increase in scale, the objective is not simply growth for its own sake. Instead, it reflects the continued demand we are seeing for lenders capable of taking a flexible, case-by-case approach to underwriting.
As many brokers will recognise, a growing proportion of borrowers today fall outside the rigid criteria of mainstream lenders. Whether due to non-standard income types, an international footprint, or complex transactions, these borrowers often require a more considered underwriting approach.
This is precisely where specialist lenders like RAW are playing an important role in the market.
Building on a proven model
After all, our growth to £200 million has been built around a clear philosophy: assess each case on its merits.
Rather than relying solely on automated processes or rigid lending frameworks, our team takes a structured but pragmatic view of each borrower’s circumstances. That includes working with international clients, borrowers with multi-jurisdictional income, and investors pursuing more complex property strategies.
For brokers, this approach often provides a place for cases that might otherwise struggle to find a home.
As we work towards the £500 million milestone, our intention is to scale this model responsibly – maintaining the same disciplined underwriting approach while expanding the capital available to support brokers and their clients.
What the next phase means for brokers
To support this next phase of growth, we know we also need to increase accessibility to our products for brokers and their clients.
We began this process last year by increasing our maximum LTV to 70%, giving brokers greater flexibility when structuring deals for their clients.
We also introduced a UK mortgage product in December 2025, allowing us to lend to UK residents for the first time. Since then, we have continued to refine this offering, introducing a number of improvements designed to reduce friction in the process and allow a wider range of borrowers to access our products on terms that suit their needs.
At the same time, we have expanded our distribution by joining mortgage clubs and networks to ensure more brokers can access RAW’s lending solutions. In February, our short-term products were added to Brickflow’s digital platform, while members of L&G Mortgage Club can now access our full product range.
For brokers, the practical impact is simple: more capacity, greater flexibility and stronger support when structuring complex cases.

Reaching £200 million in assets under management last year was an important milestone for RAW, but it represents just one stage in a longer journey.
Our ambition to grow the fund to £500 million AUM reflects both the opportunities we see within specialist property lending and our confidence in the model we have built over the past decade.
