There might be over two months still remaining, but 2026 has already become a record-breaking year for RAW Capital Partners.
We have now officially passed 2025’s tally for the total value of mortgages delivered in a calendar year. And the new comes hot on the heels of our recent announcement that RAW’s loan book has now exceeded the £250 million milestone.
What’s been behind this success over the past ten months?
- Stability – we have been able to provide stability in a volatile market. This is thanks to the security of our funding, which comes from the RAW Mortgage Fund. The presence of the Fund gives us greater control when setting rates and determining how to grow our loan book.
- New UK products – in December 2025, we launched mortgages for UK residents, building on the work we had done in the first ten years of our history when we were focused primarily on non-UK residents, foreign national and expats. Throughout this year, we have seen strong uptake of the UK products.
- Bridging launch – more recently, in July, we announced the launch of our new range of bridging products. Designed to complement our existing mortgage offering, the bridging loans are there to help property investors at key points in the property investment lifecycle, including bridge to purchase, chain breaks, and bridge to exit. Again, the diversification of our offering has ensured we can cater to more brokers and borrowers, contributing to the increase in loans we are issuing.
- Constant improvements – in addition to launching new products, we are always looking for ways to improve our existing products, and there has been evidence of this throughout 2026. For instance, we updated our policy for lending on new-builds and started allowing 10% overpayments on loans, helping us to attract more business.
For two years in a row now, we have surpassed the previous year’s total lending volumes before the end of October. In no small part, that is thanks to our drive to constantly improve how we serve brokers and borrowers – there is never room for complacency, particularly in the buy-to-let market, which is constantly evolving in the face of new challenges, and we embrace that need to adapt in line with the sector as a whole.
What’s more, in light of increased demand for its products, we have expanded our sales team with the appointment of Andy Cameron as our new Business Development Executive. Andy, who has over five years’ experience in financial services, is based out of London where he is helping to build relations with more intermediaries, clients and networks.
Ben Nichols, CEO of RAW Capital Partners, said: “For the second year in a row, we’ve surpassed the previous year’s lending volumes, and again we’ve done it with time to spare. This is particularly pleasing given the broader economic and geopolitical landscape, which continues to present challenges for buy-to-let investors and brokers.
“In light of these challenges, a key focus for RAW over the past year has been diversifying our offering; the recent launch of our bridging proposition is a perfect example. We have also sought ways to improve product features and processes, reducing friction for brokers and borrowers.
“To that end, the entire RAW team deserves a huge amount of credit. From our growing sales team to our experienced underwriters, there’s a great deal of dedication that goes into achieving consistent year-on-year growth. We’ve a talented, motivated group, and given the underlying strength of the RAW Mortgage Fund, we’re in a real position of strength to kick on from here and achieve more growth.”
